Direct answer

How should an agent run a mortgage protection telesales call?

Open with why you are calling and where the lead came from, confirm the home and the people living in it, ask what would happen to the mortgage if the main earner died or could not work, present one option in plain language, handle objections by asking before answering, and agree a next step. Explain early that mortgage protection is life insurance, not the PMI their lender requires.

What is mortgage protection insurance, and how is it different from PMI?

In phone sales, “mortgage protection” usually means a life insurance policy, often term, sometimes with riders for disability or critical illness, sold to new homeowners so the family can keep paying the mortgage if the main earner dies or cannot work. The benefit usually goes to the family, who decide how to use it.

Private mortgage insurance (PMI) is different. Lenders often require it on low-down-payment loans, and it protects the lender, not the family. Many prospects mix the two up, so the agent should explain the difference early, using the agency’s approved wording.

Every script below is illustrative coaching language, not approved sales material. Your agency and carriers set the wording, disclosures, and lead-source language.

What call flow works for mortgage protection phone sales?

1.

Opening and lead source. Say who you are, which agency, and why you are calling, in the approved wording, including where the lead came from.

2.

Confirm the household. The home, roughly how long is left on the mortgage, and who lives there and depends on the income.

3.

The “what if” question. “If something happened to you, how would the family keep up the mortgage payment?” Let them answer fully.

4.

Health questions, in the carrier’s order, without promising an outcome.

5.

One recommendation, in plain language, tied to what they said in step 3.

6.

Next step: the application, a callback with the spouse, or a polite end.

What do you say to “I already have PMI”?

Illustrative script

“That’s common, and it’s easy to mix up. PMI usually protects the lender if the loan isn’t paid. What we’re talking about protects your family, so they can stay in the house. Can I ask, if something happened to you, how would the payment get made?”

Illustrative live prompt

Explain the PMI difference in approved wording. Then ask the “what if” question.

Avoid

Telling them PMI is useless or that they can cancel it. That is a question for their lender.

What do you say to “My bank sent me this” or “Is this from my lender?”

Illustrative script

“Good question, and I want to be clear: I’m not with your lender. I’m with [agency]. You’re hearing from us because [approved lead-source wording]. Would you still like to look at options, or should I take you off the list?”

Illustrative live prompt

Trust · Say plainly you are not the lender. Give the approved lead-source wording. Offer removal.

Avoid

Letting the prospect believe you work for the bank. Correct it immediately.

What do you say to “I have life insurance through work”?

Illustrative script

“That’s a great start. Do you know about how much it pays, and whether it stays with you if you change jobs? Many people find it covers a year or two of payments rather than the rest of the mortgage, but let’s check yours.”

Illustrative live prompt

Ask what the work policy pays and whether it is portable. Compare with the years left on the mortgage.

Avoid

Guessing what their employer coverage pays. Ask them.

What do you say to “It’s too expensive right now, we just bought the house”?

Illustrative script

“That makes sense, moving is expensive. What monthly amount would feel comfortable? Even partial coverage can buy the family time. Let’s see what fits.”

Illustrative live prompt

Concerned · Ask for a comfortable monthly number. Offer the option that fits, and say plainly what it would and would not cover.

Avoid

Fear-based pressure about losing the home.

What do you say to “I need to talk to my spouse”?

Illustrative script

“Absolutely, the house is a shared decision. When would be a good time to talk with both of you, so your spouse can ask their own questions?”

Illustrative live prompt

Offer a joint callback at a time they choose. Do not repeat the pitch.

Avoid

Pressing for a decision before the spouse joins.

What should mortgage protection agents never say?

•

Never claim to work for or represent the prospect’s lender.

•

Never say the policy will “pay off the mortgage” unless the coverage amount and approved wording support it.

•

Never promise approval or a price before the carrier has decided.

•

Never advise a prospect to cancel PMI or existing coverage.
