4.
Ask what is left. Illustrative: “Is there anything you’d want to see or know about us before you decide?”
5.
Agree the follow-up. Illustrative: “Could I send you a quick recap of what we talked about and check in on Wednesday?” Then send the recap the same day.
Handling the related lines you will hear
“The place down the street is cheaper.” Ask whether they are comparing base rent or total monthly cost. Explain your pricing accurately, without criticizing the other community.
“We’re not ready to apply yet.” Explain how availability and holding work at your community, accurately and without false urgency.
“Can you do a better price?” Explain your current pricing and any published specials exactly as your policies allow. Do not improvise concessions.

What not to say or promise
Do not invent urgency (“this is the last one”) unless it is true and verifiable.
Do not steer prospects toward or away from units, buildings, or communities based on who they are, and do not comment on neighborhood demographics. Offer every prospect the same information and options.
Do not quote pricing, specials, or fees that differ from your published policies.
Do not criticize competing communities; focus on what your community offers.
